RE: Requirements, Rules and Regulations for Renting Clubhouse

In order to rent the HSRC clubhouse, we require from the renter the following:

1. Their signature on a license agreement
2. Two checks – one rental feel check for $100.00 and one refundable deposit for $200.00
3. Member’s name
4. Member’s address
5. Member’s telephone number(s)
6. Member’s drivers license number
7. Member’s social security number

RENTAL FEE IS NON-REFUNDABLE 30 DAYS BEFORE THE CONTRACTED RENTAL DATE.

Before using the clubhouse, please read and observe the following rules and regulations:

CLEANING:

1. The Clubhouse should be in the same condition after rental as before rental. Return tables and chairs as found. All stackable chairs upstairs in the closet. All folding chairs upstairs. There will be a $50.00 fine taken from your security deposit for any chairs or tables not returned to their proper location
2. If you find any damage or suspicious untidiness in the clubhouse when you enter at the beginning of your rental period, please contact Lyn Deitrich at 770-564-0948 or Bill Ollinger at 404-372-3755
3. Kitchen – remove everything you brought with you including any thing placed in the refrigerator or freezer
4. Fireplace room – pick up trash
5. Carpeted room downstairs – pick up trash
6. Loft room – pick up trash
7. Bathrooms – remove trash and take to dumpster
8. Take all trash in plastic bags and remove to the dumpster in the rear of the building

PARKING

Please use the parking lots in front of the pool and next to the tennis courts, where the basketball hoops are, and encourage the guests not to park in front of the homes on Johannah Place (the street ending with the clubhouse).

OTHER

1. Clubhouse phone number is 770-717-5265
2. Arm the security system as you leave. There will be a$50.00 fine if the security system is found unarmed after your rental.
3. There will be $50.00 fine for each false alarm set off because of not properly disarming the security system. Be sure to follow directions enclosed with the clubhouse key. Also attached to the entrance key ring is a key for the gas logs in the fireplace room.
4. Heating/Air – if in the off position, return to off when leaving. Otherwise, leave heat at 60 and air conditioning at 85.
5. Lights – Notify the clubhouse rental board member if any bulbs are needed. Turn off all lights when leaving. The lights inside the entryways are always ON.
6. Keys – Please return keys promptly to rental person after checking that all doors are locked. Noted doors are:
• Loft stairwell
• Loft firedoor
• Basement double-doors
• Main level fire door
• Patio doors (3)
• Front door

7. The pool area is off limits to all rental functions. The loft, decks, main floor are all on limits to rentals. NO GLASS IS ALLOWED ON DECKS.
8. Items renter may need to bring:

· Ashtrays

· Cooking utensils

· Ice (there is a freezer, but no ice machine)

· Linens

9. You may use any electric appliances in the kitchen. Make sure they are turned off/unplugged and cleaned after use.
10. POOL USE IS FORBIDDEN WITH CLUBHOUSE RENTAL

LICENSE AGREEMENT

In consideration of the sum of $100.00, the Hanarry Swim & Racquet Club, Inc., hereinafter referred to as “Licenser”, hereby grants license to use the clubhouse at 595 Johannah Place, Lilburn, Georgia to the renter, hereinafter referred to as “Licensee”.

The duration of the license shall be from 10:00 A.M. on

______________________________________________ 20__, until 2:00 A.M. on

______________________________________________ 20__.

However, this License may be terminated immediately by the Licenser at any time, if, in the opinion of the

Licenser, the manner as to cause a disturbance to the surrounding neighborhood.

THIS LICENSE IS GRANTED SUBJECT TO THE FOLLOWING CONDITIONS:

1. The aforementioned sum shall be payable in advance
2. The Licensee shall also at the time of signing of the License Agreement pay a refundable deposit of $200.00.
3. The Licensee shall be responsible for cleaning the clubhouse as described in REQUIREMENTS, rules and regulations for Renting Clubhouse attached to the document, so that upon expiration of his license, the premises are in the same condition as when first occupied by the Licensee. If the condition of the Clubhouse is not found in satisfactory order, part or all of the $300.00 deposit shall NOT be refunded to the Licensee.
4. The Licensee shall be responsible for any damage to the facilities caused by the Licensee or guests or same. If there is any damage caused to the clubhouse facilities, the deposit will be applied toward the cost of repair, and any balance will be refunded to the Licensee. If the damage exceeds the deposit amount, the Licensee shall be responsible for such excess amount and will pay said amount promptly upon demand.
5. The Licensee hereby agrees that will the clubhouse facilities are occupied by the Licensee and guests of the Licensee, all rules and regulations as described in Requirements, Rules and Regulations for rental of the Clubhouse concerning use of the facilities will be observed.
6. No legal title or leasehold interest in the facilities, which are subject to this License, shall be deemed or construed to have been created or vested in the License by anything contained herein. The Licensee shall not be responsible for any accidents or property damage to the Licensee or guests f the Licensee and the Licensee agrees to hold harmless and indemnify Licenser from any and all losses, claims or suits which may arise from personal injury or loss to property occurring in or around the premises while the facilities are occupied by Licensee.
